About “Coming Soon” Realtor​Ⓡ rules:

In 2020, a new rule regarding “Coming Soon” listings was made by the National Association of Realtors​Ⓡ (NAR) that any marketing of a property for sale publicly must be entered into the Realtor​Ⓡ MLS for all participants within 1 business day – this is called the CLEAR COOPERATION RULE:

Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants. Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public.

The only way we can share “Coming Soon” listings are the day before it is going to be on the open market via the MLS. This levels the playing field for all buyers in the marketplace!
